Good knowledge of local area, but, definitely room for improvement with communicating with clients!!
We found Lee to be polite and his knowledge of the area was good. Unfortunately, his communication with us left quite a bit to be desired. We are/were 2 hrs. away from the property and felt very left in the dark for MOST of the journey. We had to prompt Lee for updates, as non were ever sent without being prompted. We do understand that he has other clients, however, he is an experienced Agent and was well aware of our situation. it was exceedingly difficult for us to keep up to date without communication/updates from him. The constant stress on our part of wondering how things were going and continually being told.........I understand (that was his catchphrase).
He was personally sent the paperwork from SACAT stating the reserve that HAD to be abided by. This was re-affirmed numerous times before the Auction, yet, still on the day, both Lee and the Auctioneer claimed they had no reserve price to go by.
When we were told there were multiple offers, Lee was pushing towards a young couple that were using the proceeds of a Trust fund, however, as things were dragging on, and we were asking if contracts had been signed as yet, and a deposit paid, things went NOTICEABLY quiet for a while. Then we were advised (after having to push for answers) that they were no longer using the trust fund being used, and they were waiting for finance approval. I questioned this and was told it was within the contract's parameters. Other buyers had finance approved.........VERY frustrating!!
Lee told us we could expect a high $250K for the property, then after contracts with him were signed things seemed to change.
If we had our time over again, we unfortunately would NOT be choosing WARDLE Co to manage our property sales.
