I had terrible experience with Bal Real estate. 1. Bal appointed another agent who was a novice even though initially Bal promised me that he will be the one who is doing the inspection, so he breached the trust. 2. Bal tried to under sale the property. Basically I had to do all the negotiation to bring the selling price up but not by Bal and that was very frustrating. 3. They use very incompetent conveyancer. 4. The purchase of my property initially defaulted the payment then Bal tried to cover it up by illegally forcing me to agree into some unnecessary works to be done which never being identified by the building inspector (as the building inspector said to me it's a nearly new house and no faults at all). Lucky I hired a lawyer and enforced default charges against the purchaser. I felt that throughout this process Bal was siding with the purchaser and he forgot who is paying his commission. I suspect that Bal real estate had some connection with the purchaser maybe some sort of under the table dealings. 5. As it was a same day settlement Bal asked security bond of $5000. My lawyer said that they never seen an agent asking such a huge Bond when moving out. 6. They fail to act according to the license agreement and I had to chase many many times with them to get my bond back. 7. There's no appreciation or gift when I'm heading over the keys which is very shameful. So overall I say I never recommend them, due to lack of integrity, they do not follow the Australian laws. If you are going with them make sure you hire a Lawyer all as well!
