Good bloke, easy to work with

Gav knows the area, knows the market, and is a more honest than most real estate agents. When I bought, the market was at a period of insane buyer frenzy. Ultimately, Gav facilitated the transaction, and now I'm in my home with my daughter. Thus, I'm grateful for Gav and April's help. They are super responsive, and really good communicators. This is rare in 2026. I was very grateful that they never left me in the dark. Reason for 4 stars, not 5: When I was signing the contract Gav asked me to waive the cooling off period 'so that the owners can put the sticker up'. He said that the vendors would only agree to my offer if I waived the cooling off period. I may look stupid, but I'm a pretty senior commercial professional with two degrees from a top Melb uni... I could pretty easily see through this as a lie. Gav, not the vendors, wanted me to waive the cooling off period, because he didn't want me to get cold feet and cancel. He wanted his commission. It's totally OK that he wanted his commission, he deserves to get paid for his work. It's also OK that he wants deals to be closed. However, I was never, ever, ever going to cancel. I was desperate to buy a house and he knew that. I'd been to 40 inspections and put in 25 offers over the 4 months in the lead up to this. I bought this house without inspecting it - just took a leap of faith due to the aforementioned buying frenzy. I needed a house. I am not a flake like the rest of these people. If Gav had have said to me 'hey James, can you waive the cooling off becsuse I don't want you to flake', I would have done so happily. Instead, because I could tell he was lying, it made me worry there was something terribly wrong with the house. So, my advice for next time - don't pee on someone's leg and tell them it's raining! Because, apart from that one sentence, everything else was absolutely perfect. All the best to Gav, April and the BD team - I look forward to working with you again.
