I recently sold my Townsville house through Kody Dart through ray white real estate Townsville/bushland beach and was very impressed with his up to date sales strategies, communication and overall professionalism. Living in Brisbane, I never met Kody face to face, but was impressed with his interpersonal skills via telephone, text and email. He set out a clear marketing strategy and timeline and was left on his own to do it. Basically, I did not want to be continually updated or inundated, I just wanted updates as info came to hand. Kody went out of his way to provide accurate and timely texts and emails, and when the property was lacking interest, he provided strategies, statistics and information to back up and explain his reasoning. Normally real estate agents can waffle on a bit and say a lot of things to appease the seller, that might not be accurate or what you want to hear. Kody was able provide solid statistics, trends and data via real estate.com to accurately show the market, its trends and what we needed to do to get the property sold. In the end, the property was sold within 6 weeks, and almost all communication was dealt with by text message, email and when needed, the actual telephone. Kody was always polite, professional and articulate. there was never any miscommunication and I felt confident in his ability to get the most amount of money for me in the current market. Whilst Kody does not have a vast amount of sales under his belt due to relative time in the industry, I would highly recommend him if you are the type of person who wants results and likes to be told straight without any smoke and mirrors. the ability to communicate over different forms eg text message and email was a great advantage with a new baby arriving at the time. Kody made the effort to make contact and follow up with details. He was a pleasure to work with. In Townsville, the Real Estate market is absurd in regard to service. I generally text agents as calling them usually interrupts client time, so I texted nine agents about various properties and TWO got back to me. To this very day, still only two got back to me, one being Kody. One of them I text twice and called twice leaving messages, but still no response. After calling another one three times he finally called back and showed me through the house, and I made an offer which he said he would take to the client. That was three weeks ago and he has not responded to me. I am really perplexed about this. We have even had agents from a specific agency sell properties for less than what we offered! The games that must be played by agents is scary and sellers really need to know about it. You have a massive opportunity here for professional, motivated agents like Kody. Townsville is full of lazy, ignorant agents that just don't do the right thing by the buyer or the seller. Well done to Kody. He got the easy sale that many others could have had if they had just made the effort to call me.
