Difficult to summarise or review and I’ve left it some time so as not to be knee jerk in my critique. Ivan is slick and will likely sell your property. His team Sinead and Greg are awesome to work with. That’s the positives. Negatives are - when things go well, Ivan has ‘worked his magic’ which are his words. When things go badly Ivan is defensive and combative and difficult to deal with, and will make sure he has ‘covered his arse’ - also his words. Contrary to what was insisted to me to the extent I almost believed it, Ivan did not explain the 48 hour clause of subject to sale to me but my offer was accepted so I rolled with it. In the current market if you’re subject to sale you’re kind of stuck anyway as if you want your new house you have to be prepared to drop your selling price (and quickly). Ivan did this but this is not ‘magic’ this is buying at top price and selling at bottom but I doubt this is different of any agent ultimately. That said there was a major setback in our settlement that was to do with misrepresentation. It was a ridiculous situation, but rather than being helpful during a stressful time, Ivan was once more defensive and combative to the extent that I had to ask him to take a step back and leave me and my lawyers to come to a decision. My biggest gripe however is that Ivan stated to me if my property sold below a certain price he would drop his commission. I wrote this down as I did not trust him and on hindsight should have got this in writing. When it came to it and my property was sold for considerably less than the stated price, I was told that I had nothing formal in writing and the commission price stood. Perhaps too trusting, but this left a bad taste in my mouth. I’ve sold a few properties in Perth and it doesn’t always go to plan and you don’t always get what you want but if you feel you have been misled more than once, and you dread taking phone calls, then it’s not someone you can work with again.
