•Gillian did a fantastic job guiding us through the purchase of our first home. Were it not for her considerateness, attention to detail and presentation of the property, we may not have been as inclined to purchase. The offer, exchange of contracts and settlement were made easier by clear and regular communication. We felt informed of the expectations of the seller, and were able to get quick responses from Gillian on any questions we had. Gillian went above and beyond in giving us updates and advice, maintaining the property, and reassuring us during the process. We're very appreciative and would recommend her highly.
Gillian was diligent and methodical in communicating basic information to me and was available almost 24/7. She answered my questions patiently, but was cautious about providing any concrete advice, even at a high level. She went the extra mile to water the garden, pick up my mail and prevent the house getting dirty. I would have liked more of her expert opinion, but for the big things (like price) her approach was mostly to ask for my direction and validate it. She would narrowly discuss pros and cons when I pressed. Gillian seemed to care about buyer satisfaction a lot, even telling me “we don’t want to start a bidding war”. She didn’t message all potential buyers once I got an offer I was considering - only those she thought were still interested. This was a shame as one of the previous open home attendees brought family for a third inspection after 2 weeks of not attending open homes. Bringing family indicated good interest which may have got me a price closer to what I put in the contract when I signed on with Blackshaw. I feel like Gillian tactfully lowered my expectations so I felt compelled to accept an offer quickly. Once the property was on the market she referenced a number of things to anchor my price expectations lower (e.g. ‘it is a buyer’s market’, pointing out the competition of similar properties on the market and draw backs of the complex), and pushed to lock in buyers within days ‘so they didn’t find something else’. Whilst the latter is somewhat valid, in retrospect I think accepting within days is too quick and meant other potential buyers didn’t have sufficient time to even consider putting in offers (especially those who were not notified). I feel Gillian would be a good agent if you want to sell quickly and are quite flexible on price. If you go with her I recommend stepping back at each decision point and asking yourself ‘have all potential buyers been given the time and information they need’ and ‘is the urgency being exaggerated?’
