The below comment relates to Dean Boskovic, the managing director of BOS Realty from sellers perspective however I strongly believe any buyer should refer to as I feel sorry for the byers who purchased the property in question. It does not refer to Tyrone or Petar, employees of this agency. Throughout the process of selling my property which lasted for 4 weeks, I have never heard a word “shonky’ more in my life when I informed anyone that has previously dealt with Dean. It seemed like “Shifty, be careful’ was a prerequisite for any discussion when mentioning Bos Realty. I still ignored all ‘red flags’ and signed with Dean Dean Boskovic will: Give you a price guide and say you have the best property in order to sign you up. Once signed up, he will provide you with a new price guide and throughout the campaign attempt to reduce the value of your property. DO NOT FALL FOR IT as this is just to ensure the sale and his commission. He will not give you a truthful report about what happens at weekly inspections and buyers interest Prior to auction he will attempt to set a reserve price which will be significantly lower to your expectations. NOW THIS IS EXTREMELY IMPORTANT. DO NOT FALL FOR IT. Dean worked hard to convince us to set reserve price $250k lower to what we later decided. He claimed this was in our interest to ensure we hit the ‘sweet spot’ at the auction. Yes, you will hear these two words a lot if you decide to sign up with Dean but you will not feel it. On the day of auction, the auctioneer being his dad will try as well. DO NOT GIVE IN. If you are still interested to go ahead and sign with Dean, I would advise the following: Question everything he tells you and proceed with caution Be aware of his marketing fees and commission. Get everything in writing and confirm GST. Be aware of his scribbling on the contract. Be aware of inclusions. To suck up to buyers, he will tell them everything is included which will cause issues at the final inspection.
