We had a newly build 4x2 in Carlisle that we were looking to sell and a quick skim through Realestate.com 'for sale' presented the same image over and over again: Century 21-Matthew Jones. We then checked sold properties and same story: Century 21-Matthew Jones and every sale elicited a 'how did he find someone to pay that price!' Needless to say, we contacted Matt and he visited our home for a briefing. First impressions count - he was professional, engaging and most importantly, he knew his stuff and he was on our side. The conversation was less of a sales pitch and more of a strategy session, backed by a file full of comprehensive market updates, recommendations on how to fix up our landscaping to garner the best price and comparisons to historical sales. Fast forward a few weeks, we called Matt and advised we wanted to put the property on market in less than 2 weeks and wanted to sell ideally before Christmas. Despite our skepticism, he got it done. In less than two weeks, the ads were up, the house fully staged and he personally extended the home opening to answer queries. The only plus point we had was a new 4x2 in Carlisle. Otherwise, we were dealing with a laneway and entrance via a main road. Despite these challenges, Matt's ad was on point and the photographs were amazing. There was a wealth of interest at the home open and we succeeded in getting an offer above what we expected within 3 days. Matt came very highly recommended by my sister (who'd sold with him the year prior), and he certainly lived up to his reputation! As it was my first time selling and I was doing so from interstate, I was concerned & anxious about the logistics of preparing the property for sale. During our initial phone call (and subsequent meeting), Matt laid all those concerns to rest. My first impressions were of a genuine but knowledgeable person. He was very patient, helpful and thorough, taking the time to walk me through the entire process and addressing any questions I had along the way. Since I was unable to prepare the property for sale myself, Matt offered to be my liaison with regards to maintenance, tradesfolk, etc. Once the tenants had moved out and we had physical access, he conducted a remote video walkthrough with me to assess what needed doing to prepare it for sale. He obtained competitive quotes from tradies he'd worked with before, who were available to do the work at short notice. Within less than two weeks we were able to complete works and list the property. Matt's knowledge of the area & market is excellent. When I first approached him, my expectations had been elevated by an unrealistic valuation. He countered this with his own more grounded estimate, and backed it up with solid reasoning and evidence. He also explained how complexes of apartments/units can be a market of their own sometimes. When I pushed for a slightly higher initial asking price (just in case), he respected my decision and didn't attempt to push back or railroad me like some agents might have. After a couple of weeks of interest but no offers I conceded Matt was right, and dropped the asking price. Soon after, we received an offer and accepted/settled at the high end of his original estimate. I'd happily employ Matt's services again if the opportunity presented itself, and strongly recommend others to at least give him a call/email - he'll win you over himself from there!
