You will love what this home offers for the price. OWNER’S COMMENTS… 1. What influenced you to buy the property? We needed a good location close to where we work (at the hospital and JCU) and Coles. The fully fenced, flat yard was perfect for our dog. We specifically wanted to avoid a pool for ease of maintenance, as we are quite busy. And we wanted somewhere with decent land value. 2. What advantages are there in living in your home? There’s plenty of room – We used one as an office, and rented one to a friend, and still had plenty for storage and guests. The neighbours are all friendly. 3. When family or friends visit, what do they point out as the benefits of your home? My parents and my brother’s families have visited, and they love the view of Mt Stuart from the couch in the living room. As much as we love our baby niece, it was nice to not hear any crying at night (she slept in the bedroom at the opposite end of the house from the main bedroom). 4. What are the best 5 things about your home? Convenient location: Close to the Hospital, JCU, Coles, the Army base, and Townsville Grammar School. Also not far from a very nice dog park and sports grounds. It’s a quiet, safe neighbourhood, and the neighbours look out for each other. Underground power – no power outages during storms! We tinted all the doors and windows with 85% glare reduction and 99.9% UV reduction, mainly to protect our skin, but also it helped to protect furniture/carpet from UV damage, and saved us a significant amount on air-conditioning costs! (I can show you my power bill) Recently finished a DHA lease, so when we took over, the house was freshly painted and maintenance all done. 5. Any additional comments? We enjoyed living here, but got a good job down south, so we are reluctantly moving (very far) away. All the improvements/upgrades we’ve done to the house were done with love, as this was our first house. We hope you will love it too.

Highly recommended

The short story: Under contract on Day 1 (in a market with average days-on-market of upwards of 3 months+). The long story: I just sold my property in Annandale through Glenda and have been very happy with her service. She knows Annandale like the back of her hand. And also is able to relate to people very well and understand the psychology and background of her sellers and buyers. What helped me sell the property wasn't just her sales skills that are the basic requirements of a good agent, but she also helped me through the negotiation process with her understanding of my buyers and their context and situation. Why did I choose her? I was moving interstate so I needed my property sold. I knew the state of the Townsville market at the time, and so I needed someone who knew the market in Annandale well to move my house off the market ASAP. After calling about 15 agents and interviewing 5, it came down to the agent who had the numbers to prove their claims, and for Annandale that's Glenda, hands down. I'm very much into statistics and maths, so I wanted an agent who had the top number of sales in the area with the top average sale price (as opposed to someone who had thousands of listings but few sold or someone who has the top average sale price but only sold one property). The other agents I interviewed were skilled and professional also, but simply didn't have the numbers to match Glenda. Importantly, she is definitely not into over-promising or over-quoting and making you pay thousands in unnecessary marketing costs just to get you committed into signing a 90-day exclusive appointment. She calls a spade a spade. She quoted me what she thought she could realistically get for the property and advised me on what renovations and upgrades I needed to do in order to get good return on investment. In the end, she delivered a sale price within her quoted range and that a testament to her honesty and her experience in this area.
