With its interesting variety of living areas; its well-equipped separate studio for an artist, craftsperson, musician or writer; and its landscaped garden with secret corners, unusual plantings and surprising spaces, this lovely Adventure Bay property is well worth your inspection.
Set well back above the road, with a fence for privacy and security, the house seems hidden away among the garden’s mature trees and shrubs, although they don’t hide the vista from the upstairs balcony. From this elevated spot, there’s a tree framed view down over Quiet Corner and the curving sandy shoreline of Adventure Bay.
Take your choice of pathways from the gate – two of them wind up through the garden, one to reach the door to the lower level; the other, to the side entrance that opens to the upper floor.
Let’s start below – this cosy area, with living room and one bedroom, could easily become a self-contained unit, separate from the rest of the house upstairs and earning an income on Air B&B or Stayz. It has a laundry and it would be straightforward to convert the space into a simple galley kitchen and add a shower and toilet. A wood heater in the living area warms the whole house with a flue that extends through the upstairs part.
Now, come upstairs. Access to the upper floor is via a spiral staircase, with open steel treads curving upwards into the living area above. On this level, the open plan living/kitchen dining space opens through large glass doors to the full-width, covered veranda. The work station in the kitchen is an impressively large and practical island bench, with inset gas hob, electric oven and storage cupboards. The main bedroom and a third bedroom are both on this level.
A side door leads to the external studio, a roomy space with work benches and good natural light. Upstairs, the IXL electric heater is wired-in and thermostatically-controlled it heats the upstairs area very efficiently. Satellite NBN installed.
Large tanks and a pressure system supply the house. The garden has a cleverly-designed greywater system – outfall from the bathroom and laundry is directed through a gravel-filled bed that filters the water and irrigates luxuriant crops (this season) of Cape gooseberries, leaf vegetables and two heavily bearing Tamarillo trees. The garden demands some exploration, following hidden paths to find a Tasmanian corner with a mature Xanthorrhoea, leatherwood tree, mountain pepper bush and even (just outside the fence) a very healthy Huon pine.
This is a unique and very appealing property, with a variety of attractive features. It’s not easy to describe in words – the photographs give a clearer impression – but a personal inspection is the best way!
