Due to a recent tragedy in my family I found myself as an executor of a deceased estate that had a property to sell. To complicate matters I was going overseas for quite a long period and did not have a good knowledge of the property to be sold. In addition there was a backlog in the courts with awarding probate. Luckily I had worked with Jane Garwood from Garwoods for many years. She has been very successful in selling properties for me and has my complete trust. I obtained a key to the property for Jane and arranged for her to have my authority to deal with matters relating to the property. She arranged for the floor to be sanded, the unit repainted, lights replaced, new cooktop installed, total flat styled, new keys to storage room, arranged for a family member to chose furniture from the storeroom, delivered furniture to family member, and donated the remaining furniture to charity. All this time I was away overseas dealing with Jane via WhatsApp. From pictures I could see that the property was looking amazing as we opened up the sales campaign. On the first weekend there were 22 couples through the property with one making an offer over $100,000 above the top end of the range we had agreed initially after a detailed review of the market. I accepted the offer that day. I dont know if this level of service is available via other agents. Obviously I had to pay for the work arranged by Jane but due to my level of trust in her professionalism and character, I never had any doubts as to whether the work on the apartment was required. I totally trusted her judgment. I just couldnt have done it without Janes help and the top price more than covered the extra work done . I couldnt recommend Jane & Garwods more strongly. I have just sold my third piece of real estate through Garwoods - the mother and son team of Jane & James. Prior to my experience with Garwoods, I found the selling of real estate to be tortuous. I worked out that most of the pain came from a lack of trust of the real estate agents motivations. After you signed with them with a clear idea of what the sales price would be, the rest of the time was spent trying to get you to reduce your price expectations. A $100,000 reduction in sales price did not have such a large impact on their commissions. I then met the Garwoods and everything changed. After my initial baked in skepticism when we first met, I quickly realised that here were people I could trust completely. James knows every recent sale in a wide radius from the property being sold. He know the reasons why some prices were higher or lower than the average. He has an incredible memory. They also understand what needs to be done to help maximise the price received on the property. What repairs/improvements should be done, what styling is needed. Where I used to check every line of a quote from a stylist, I now agree as soon as it is presented to me and James is happy with it. I respected that they always wanted to ensure that the buyer was fully informed. This really helped me develop a deep sense of trust with the way they operate. I have always felt that we are totally aligned. In 2 of the 3 sales James has been involved with me, we received a record result for the building and in one case the suburb as well. In the 3rd case the result was above expectations. I leave James the keys and I work with the Garwoods as if we were family. Now thats what you want when looking for an agent. After James sold one of my properties, he came with me to help support me at auction to purchase my new home. What more can I say!
