We sold our unit last year and Kyle negotiated the sale. He had by far the superior knowledge of the local market, he gave us a realistic assessment of value, when there were no real comparable sales and suggested a selling strategy that was different from others yet very effective including from a cost perspective. During the campaign he kept us fully up to date through regular phone calls and weekly written reports. He negotiated the price very effectively securing about an 8 % increase above the initial offer ( which itself was in line with the indicative price set as part of the marketing campaign. I interviewed 4 local agents before deciding which one to use when selling my Avoca Beach property. To be honest 3 of the 4 agents were very impressive. Kyle was one of the 3 very impressive agents. What helped in getting Kyle the gig was the fact that his agency opens on Sundays and also they have a number of agencies in the area who ACTUALLY DO work together. They are not separate franchises sharing a name but sharing nothing else - they are keen to help other George Brand agencies find a buyer as the agent gets remunerated. I don't know the specifics but it definitely works as the buyer we had came through the Kincumber agency, and whilst I only had to deal with Kyle, the buyer could deal with the agent they trusted (which in this case was not Kyle). This might sound a bit convoluted but it worked extremely well. We finished up having a sort of silent auction which was a great way to find the true market value and push the genuinely interested purchasers. This was Kyle's idea. The whole process from listing to sale took 6 days. Kyle was there every step of the way. He really is a genuine guy and he is very generous with his time. As a comparison when we then went to buy another place, we were frustrated beyond belief because the agent we dealt with took lots of days off and would not return calls, would not chase up questions etc. We expected the agent to be on call basically 24 / 7 because that was our experience with Kyle. When you are going through the stress of selling or buying you don't want to not hear back from someone (sorry for the double negative). We thought all agents would be really switched on. What we found is that as soon as some sign you up they seem to think that their job is done and the place will sell itself (or buy itself). Kyle goes the extra mile - I think real estate defines him - he obviously loves his job and is excellent at it. He treats his clients with respect and courtesy and above all a dedication that was clearly evident.
