the vendor was unprepared therefore more work for agent to get the paperwork complete later Gary was able to negotiate respectfully with the vendor to allow additional access pre settlement for builders etc. when the vendor did not leave property in acceptable condition, Gary went out of his way to organise cleaning to bring property up to the mark
