Charming 1900's Home With The Finest Location!

'Bella Vista' sits pretty in one of Hobarts most sought-after areas. Built in the 1900's this home boasts character and charm. The single level dwelling ouzes Victorian character as you walk along the verandah to the front door relaxing and taking in the view of the city. Upon entry to the house you will be pleasantly greeted by magnificent character features throughout, inclusive of high ceilings, original coal grates and traditional mantelpieces. The accommodation includes 3 bedrooms - 2 with built-in robes, a light and very functional bathroom with a large walk in shower and a galley style kitchen made from recycled 1800's Baltic pine ceiling timber and flooring with modern appliances. In addition, there is a separate loungeroom and another sitting room with a connecting dining room featuring quality timber flooring. There is a separate studio/office as well as a separate laundry room in the back yard. The property has an abundance of under house storage and has gas hot water. There are two functioning wood heaters for warmth during the colder months. The NBN has been connected. Externally the grounds are well established with manicured gardens and have been kept neat and tidy. There is off street parking for one small car, or alternatively the space could be used for storage or as a workshop, being completely secured by a remote-controlled electric roller door. The position of this property is second to none, being a very short walk into the heart of Hobart City, where you can find a plethora of shops, cafes and restaurants. There are also bus routes and schools close by. This property will attract a diverse range of buyers, from families to retirees, both with similar interests at heart and seeking a well maintained Victorian home within walking distance to the CBD. This property is a must see and you can arrange your private inspection by calling Rob Henry.

A Seamless Process

When we decided to sell our house, my wife and i agreed to speak with two agents and then make our decision on what to do. Unfortunately the first agent reminded us of a hill billy and showed no market skills so we started again. We had spoken with Rob Henry as our second agent and were reasonably comfortable with his first presentation. We then spoke with another agent and were really surprised at his approach and decided 'he was the man'. The next day we made an appointment with Rob to tell him 'so sorry' but we did not indicate the nature of our visit. Upon our arrival Rob took us to a lounge and started talking about how he would sell our property and why. Just before we left he asked were we comfortable with his approach and would it suit our belief of how our property should be marketed. We didn't really answer that but left to reconsider our thoughts. We left the office and after a very short discussion with my wife and I, agreed Rob's presentation and ideas were what we were looking for. The rest is history, 14 potential clients through our house in 48 hours, a brilliant presentation (we thought about buying our own house) and we received an offer above our expectations. The story doesn't end as the follow up and service has been second to none. Those who are skeptical will ask is Rob a mate, how did we know or choose him? and my answer is he was an acquaintance who i was comfortable with but from his dealings with us he has become a friend.
