As May is not a good time for getting new tenants if the tenant moved out, so it would be better to have a new lease signed from 25/5/2020 (in our case at 20 Everett St, UMG) until peak time in July 2021 (instead of 24/5/2021). This is my experience with the previous agent Remax Profile, they always negotiated with tenants to sign a new lease until peak time (July/January).
