I was recommended to use James Ianni by a good friend and I’m glad I listened. With another real estate office managing my investment property at the time I could have secured a much cheaper commission rate with another agent. However, when comparing the quality of service during my initial inquiry, I realised very quickly it was like comparing apples to oranges. When my wife and I decided to put our Investment property for sale, we originally decided for a quick sale and were reluctant to outlay/spend any money on improvements. In addition, due to work commitments and travelling, it was difficult to find time to do work ourselves. Our property was rented out, looked neglected, in poor state / worn down with no maintenance. With some astute and very positive advice, James Ianni managed to convince us, for our own benefit, to start small and do some improvements. We completed all Key Tasks asked of and then went further and completed the Optional Key Tasks. Result: The property looked spectacular and so different with my wife stating, quote: "I cannot part with it now, want to keep it". The truth of the matter is that, our outlay was just over $12,000 with lots of freshened up ideas - many internal and external improvements. Buyers flocked with offers going beyond expectation. In short, we received somewhere around $80,000 to $100,000 more than what our expectation sale price was to be - around 700% return on the cost of the improvements. We fully recommend James Ianni to any person who needs an honest and professional service with that personal touch/advice. To date, James Ianni has facilitated the sale of two of my homes. On both occasions, I could not have asked for more from James and the Bevans team. The success of selling a house is not just in the final sale (which is great) but it is also a product of how your agent facilitates that sale to ensure that you get the best result. In his initial consultation, James is thoughtful in discussing the options for sale. Other agents tend to follow a typical and rigid model of sale. In contrast, James works with you to tailor the sale of your home to your needs and to achieve your goals for the sale. During the campaign, James will work hard for you. So will the Bevans team. Within a week of meeting to discuss the sale of my property, the home had been photographed and was advertised. Within the first week of the campaign, we had three open homes. Most agents stop work at the close of business. I have found that James works when work needs to be done. For instance, after the third open home and a phone call at 6pm on a Saturday night regarding an interested buyer, a fourth open was organised for 8am Sunday morning. James negotiated with this and other buyers throughout Sunday. By Sunday night, I had accepted an offer of sale with a sale price higher than I had hoped. By Monday afternoon, contracts had been exchanged. It is James’ willingness to go the extra mile for his vendors, not just on paper but when it counts – during the campaign- that sets him apart from the competition and why I, and I am sure other vendors, appreciate his hard work. I would recommend James to any vendor who hopes that the sale of their home will exceed their expectations.

James Ianni is a pleasure to work with. We were on a tight schedule to sell the property and in 6 weeks we achieved a fantastic result at auction. Our house was tenanted and James smoothed the process of selling with the tenants, as well as for us, and so the house presented beautifully at each open home. We were updated after each house viewing with the comments potential buyers were making. James made great suggestions as to presentation, areas of the home requiring attention, as well as the likely price range and other matters.
