LAWD is pleased to present Allendale a wonderful, established country estate featuring a Circa 1940* red brick homestead, set within a rambling cottage garden and surrounded by a picturesque rural landscape. This timeless 1940s homestead exudes warmth and character, gorgeous, pressed plaster ceilings, polished timber floors, inviting fireplaces, and an expansive living room and abundant period charm. As you travel the one* kilometre gravel driveway leading to the solid double-brick residence, the allure of graceful country living becomes tangible. From the main living room, with its glorious bay window and enchanting views over the garden and dam, to the elegant formal dining room and the sunlit breakfast room, each room exudes its own distinct charm. The accommodation comprises three large bedrooms, including a master complete with ensuite facilities, while the second bedroom has its own private sunroom. Central to the home is a country-style kitchen, with timber and granite accents, well equipped with modern Bosch and Miele appliances, abundant storage, and a Thermalux slow-combustion wood stove. The residence offers idyllic spaces for alfresco dining, entertaining, or simply enjoying the outdoors. Ensuring year-round comfort, Daikin reverse-cycle ducted heating and cooling, supplemented by traditional fireplaces. Outside, the property offers a well-established garden, a tennis court for recreation, and an orchard boasting a variety of fruit trees. Comprising 80*ha (200*) acres of productive well well-fertilised pastures suitable for all types of livestock with capacity for 50* cows. The property is subdivided into nine well-fenced paddocks with nine* dams and creek frontage. Impressive improvements include 10.5* metre by 14* metre American barn equipped with a solar system, open bay machinery shed, steel cattle yards, shearing shed, stables, day yards and horse arena. Complementing a comprehensive Landcare strategy, Allendale features areas of pasture improvement, tree plantings, and strategic fencing, exemplifying a commitment to sustainability and environmental stewardship. Thanks Trish for your excellent professional service, achieving a successful sale in tricky times.

My wife and I were (and still are) very happy that we chose Trish Brewer and LAWD to market our property near Gunning on the Southern Tablelands in NSW. We had really admired the way Trish worked with clients when we were purchasing some years earlier. Her initial presentation which detailed her approach to our more recent campaign reinforced our respect for her knowledge of not only our property and the local district but also the broader rural real estate 'climate'. When we 'signed up' we were confident that Trish would achieve a good sales result. We were right! Trish assessed enquiries astutely, bringing only serious enquirers for inspections. Her relaxed yet well informed commentary seemed to engage prospective purchasers. Her post-inspection reports to us were honest and realistic - to be sure our wonderfully detailed 1950s solid brick homestead in its secluded setting had real appeal but at c. 200 acres (a tricky size in between a lifestyle block and larger commercially viable properties) not quite close enough to any major town we needed to find just the right buyer. Trish worked her magic, patiently encouraging the most interested prospects through a span of some weeks to arrive at a mutually agreeable result - at a time when world affairs were trending even more crazy, with the economy understandably showing shaky signs. We had the impressions that Trish had everyone's interests at heart - ourselves as vendors, but also the purchasers. With offers accepted Trish followed through to provide every requirement leading to settlement on schedule. Thanks Trish (& LAWD) for your polished pleasant professionalism.
