▶The campaign was disappointing to say the least. We went with Ryan’s advice every step of the way, but every strategy — be it the gala auction, the staging, shifting to a priced listing, etc. was a failure. We did not have even 1 bidder turn up for the seemingly ill-timed and badly located auction. Initially, we were reassured of Ryan’s reputation of selling at high prices, and he pressed on about how worried he was that we will not choose the best. Given the length of time Ryan and we had been in touch, we went ahead with him despite his charges being way too high. Moreover, the staging was less than extraordinary, and we ended up paying a premium for Ryan’s preferred solicitor too, only because we were trying to meet timelines that were apparently to our benefit. We were reassured of achieving a good price as long as we enabled him to “do the marketing right”. We are sad to say that we were left feeling ripped off and misled. We had greater expectations from an agent who had invested time in us for over a year, who pushed us to choose him (despite him being the most expensive option). Ryan even went to the extent of possibly coercing another agent from LJ HOOKER Woden, Jack Flynn (recommended by a friend) to not take up our sale. This was evident from the email we got from Jack the day after we had met him, stating he won’t take our sale on and endorsing Ryan as the senior colleague who was best choice. How did he know Ryan was in touch with us? Ryan said he had a reputation for achieving high sale prices. We ended up selling at a price way below even our base price. The Canberra Weekly ads used appalling photographs of our property. The online All Homes ad also used poor photos. During the open homes, Ryan left lights on at our Place repeatedly and didn’t lock up properly on more than 1 occasion. We will never recommend LJH or Ryan. We are in the process of reaching out to the right authority, as we have clear evidence to prove our point.
