Non-Compliance With Property Disclosure Requirements (Form 21) by LJ Hooker

We are highly disappointed with the service. We signed an unconditional contract to purchase a property in the Wishart area, which was advertised by Kosma. Before signing the contract, we clearly requested Form 21. However, after signing, he and his team refused to provide it. The property does not have the required legal documentation, including Form 21. We are now going through a very difficult time. When we approached him about this issue, he simply stated that it is an unconditional contract and he cannot help. He also mentioned that he has sold several properties without providing essential legal documents such as Form 21. Other than selling properties and making money, I strongly believe there is no ethical conduct, and he does not consider the interests of the parties involved. I strongly suggest that clients be extremely cautious when dealing with him, his team, or LJ Hooker.
