We contacted three agents from different companies when preparing to sell our run-down seventy year old property which has been leased for over 50 years, the last tenant living there for about 13 years and unable to care for the property well. Our existing management agent let us down we felt in allowing the property to deteriorate and we were reluctant to let their associated sales company handle the sale. Contacting Paulette from LJ Hooker, Merrylands, was the best decision we could have made. Paulette understood the market and potential buyers and already had some listed who had missed out on other properties. She told us not to spend any money ( we had been thinking $50,000 plus) on renovations, not even on painting as prospective buyers would want to renovate to their taste and we would be wasting our money unnecessarily. The property was scheduled for auction five weeks after we signed the contract with her, sold on the day for more than we had anticipated, and the purchaser settled within two weeks of the auction date., normally six weeks we understand and some potential purchasers were asking for almost four months settlement (Christmas holidays disrupting earlier 12 week settlement plans / requests. Paulette kept us informed of every potential purchaser, their requests, and passed all requests on to our conveyancer for their / our approval.
