Sale of Newcastle investment property

We moved interstate a few years ago, and last year we made the decision to sell our investment property (a pleasant weatherboard cottage on the outskirts of Newcastle) through the managing agents, Noel McFarlane Real Estate. Despite the appeal of the cottage, it is in an environmental zoning area, which made investors nervous; Neil kept in close contact with us, reporting on progress and advising us on adjustments to the asking price. After a few months we had a buyer - unfortunately the over-pessimistic pre-purchase condition report put them off and they pulled out at the last moment, so we made the decision to take the house off the market. A couple of months ago one of Neil's colleagues got in touch to say that the market for lower-end properties in the area had picked up, and would we consider putting it back up for sale. As Neil had handled the property before he was familiar with it, and priced it at $20k more than the offer we had accepted the previous time; this time Neil got a buyer (at that price) within a month. Throughout the selling process, Neil was sensitive to our requests and was diligent in keeping us informed about progress of the sale of our property. He is pleasant to talk to on the phone, and comes over as a straightforward, competent agent. We are very pleased with his performance and the result he achieved.
