A Tale of Squatter Eviction and Sensational Sales
Imagine trying to find an agent to sell a house that a tenant who decided to stop paying rent, became a squatter and refused to leave! Most agents would not see the short-term fiscal reward and politely dream up an excuse to walk away, leaving you in dismay and disarray. The leasing agent, who was from a different agency, was not familiar with the process. Thankfully, Inder stood by me. He gave me realistic expectations with tribunal, which helped as the tenant had far more rights than I realised. Far more! Inder suggested I put in a request to fast-track the tribunal hearing due to financial hardship, which was successful. The warrant was issued shortly thereafter and the property was returned to me via the sheriff and local police. However, there was damage, ruined paint and rubbish piled to the nines!
Inder was well-resourced. He recommended an especially talented handyman. I was hesitant at first, as I felt numerous specialists would deliver better outcomes. Inder provided me reassurance that he was familiar with this professional’s work and that the results would meet expectations. He took a lot of time to support and discuss the matter with me. In the end, I decided to follow his guidance. In the end, Inder was right! All works were done to a high standard and the rubbish was removed. Unbelievably the place looked like new! There was an added bonus. The overall price of the professional who completed all jobs was cheaper than the rubbish removal service alone, which I found.
Inder then went about his work. He quickly arranged styling, the photoshoot, marketing materials and commenced inspections on the same weekend! A testament to his impeccable organisational skills. As he did for me in the past, Inder sold the house for more than expected and it wasn’t a boom market! I got the price I wanted, a decent amount of surplus funds and best of all, he paid off his own commission. I will use again and again, even for sales in other parts of town. Inder is a gem.
