Nick Skapoulas recently sold a property for us in Yarraville. Nick is genuine, responsive and provides practical and honest guidance. He knows his stuff and the Melbourne inner-west real estate market. Never once in the entire process was there anything that ever pointed to Nick having a self-interest (thinking commission) in any of his comments or guidance. It was always about what was best for us, why that was the case, what we could realistically expect and what we didn’t need to bother doing to get ready for the sale. The selling strategy Nick uses is one where the buyer is totally dis-empowered because they just don’t know how much the competition has offered. As a buyer, I hate the strategy. As a seller I love it…because the fear of loss factor kicks in and buyers will go to the top of their price range to avoid missing out. I saw that first hand with a personal friend who bought through Nicholas Scott Real Estate. I was gobsmacked by how much they went over the asking price – just so they wouldn’t risk missing out. It was first hand evidence that the selling strategy works. It was a key factor in the decision to go with Nick. We decided a selling range with guidance from Nick and never once in the “offers” stage were we ever asked to consider taking an offer in the low or middle of our range. Optimists offered low and were quickly told “no”. We were informed of those by Nick but we were never encouraged to consider them. The only time Nick ever said “I think this is as good as it will get” was after he had an offer that exceeded the top of our range and there were no other possible rises. Even the after sale stage was a breeze with recommendations from Nick about who we could trust to do the conveyancing and get it right first time all at a reasonable price. I can’t recommend or thank Nick highly enough. He delivered the results he said he would and he did it with no fuss, no pressure on us whatsoever and all in only seven days with a 30 day settlement.
