We had some off-spec additions made to our house prior to us buying it which wasn't a problem for us, but when Leigh was selling, investors were baulking because of this issue. We had two contracts fall through but Leigh just wouldn't give up. Third time lucky this time to an owner-occupier. The price area we settled on was pretty much bang on what Leigh had told us so he definitely doesn't inflate price to get the work which worried us.
