Now, let's get down to the facts. It's priced from $419,000 for a reason. It's not glamorous, nor is it particularly large. The evidence of the 1970s build is still everywhere because it's had very few updates since that time. It's priced FROM $419,000 because that's the minimum offer that we are presenting to the seller. We will be presenting multiple offers and the seller will work with the best offer that comes through. We're not expecting it to sell for $419,000, but we needed a starting point that was going to starting point, a line in the sand etc. So, in answer to the question of what's the seller really looking for, the answer is the seller's looking for the best offer over $419,000. How much will that be? We don't know yet! We will know after we conduct the inspections, and after you've had a chance to have a look, have a think, and submit your offer. THE HOME We have one open plan living and kitchen area. We have two bedrooms that are both of a decent size. We have one bathroom that is pretty original. Actually, when I say pretty original, it's not pretty. It's just original. The home is a duplex pair. It's on the left-hand side of the two. And one of the key questions that I'm sure you'll be asking is, how much land is there? Well, between 1966 and 1985, the way that properties like this were built was under the Strata Titles Act of that period. That Act was predominantly written for apartments, where it showed your ownership to the surface of the external wall. In some cases, the halfway point between the inside wall and the outside wall and yada yada yada. They then also used the same act to build a duplex pair. So in theory, the property has 50% ownership of the entire lot size. However, there are no defined external boundaries, and the boundaries shown on the title are that of the building. The fence has been here for a very, very, very, very, very long time, and it's always been treated that the fence runs in line with the centre of the duplex pair. So, whilst we cannot say a particular lot size because, in theory, all the yard space of this one and the one next door are common area, the yard space that has been fenced and considered as the backyard of this property appears to be around 911 square metres. You've got half of the 911sqm it sits on. The home is about 55sqm. Virtually every duplex or strata title property built prior to 1985 is still under this arrangement, and that's just how things got done back then. Whilst it might seem a bit confusing, you can blame whoever was in charge of writing rules back in 1966.
