We sold an apartment from Melbourne, very difficult when we are remote. Jarrad and team made this pretty easy and the settlement process was very smooth. O'Rourkes communicated constantly with our Settlement agent and bridged all gaps that that came up. We could have done with a bit more feedback during the open for inspections - what were people saying etc rather than just numbers through, but otherwise it was a great proces. I would higly recommend.

Jarrad's commission rates are published so you know in advance what he will charge. He was definite in his estimate of what my place would bring on the market. It was a good price for the market at that time and Jarrad never wavered from his estimate. When it didn't sell quickly Jarrad didn't ask me to lower my price. I think 95% of other agents would have asked me to lower the price. I have bought and sold quite a few properties over the years and I would put Jarrad right at the top of the agents I have dealt with.

Jarrad was not proactive in obtaining quotes to rectify the defects stated in the building and pest reports or to arrange trades meant the major structural defects were not rectified prior to settlement. The final inspection brought up numerous warranty issues with the property including flame damage, lack of power to half of the property, faulty plumbing, broken garage door and numerous items classed as rubbish (just to name a few). Prior to placing an offer on the property, Jarrad didn’t disclose a number of material facts including a broken boundary fence and exposed wiring. At no point was the property referred to or listed in an ‘As-Is’ condition. Jarrad verbally threatened to ‘re-break the fence’ when I mentioned that he didn’t disclose material fact. He then said that my house was worth only the land it was sitting on belittling my purchase. He then went and placed a SOLD sticker on the sign out of spite knowing it was the one moment I looked forward to. It was this same day when I received an inappropriate text message from Jarrad outlining the sellers personal relationship and family situation in an attempt to guilt me into accepting the state of the warranty issues. I told Jarrad that all further communication would need to be via my settlement agent as I did not feel comfortable after his tone and the verbal threats to damage my property. He ignored this request and contacted me via text a further two times. Right up until settlement hour, the agent was refusing to follow the contractual obligations and remove all rubbish from the property. He instead illegally dumped the items on the verge. I had to call him post-settlement to arrange for the key collection. He said he would drop the keys off to my CURRENT home (he even confirmed the address was that listed on the offer document) . Two hours later and still no keys. I called the office and found out that he had instructed his staff to deliver them to the NEW property.
