On the day that Queensland and Australian Governments announced the first round of COVID 19-related restrictions, we approached Vern Gilbert and Josh Dawson from Plum Property about listing our residence on the market. The timing for a sale, in our opinion, was inopportune but we had to leave our much-loved home. That night, television channels were broadcasting images of long queues in the streets outside Centrelink Offices. Media commentators were using the terms ‘recession’ and ‘depression’. It was obvious to all parties that the COVID 19-related restrictions would escalate. The economic circumstances generated ramifications for the prospect of a sale and the market price. Nonetheless, exuding optimism, Vern and Josh explained their strategies for marketing, which included staging, an auction, a video, open houses, digital and hard copy promotion and affiliated activities. Vern and Josh, in a round table discussion at our residence, explicitly detailed, explained and provided written documentation for the rationale underpinning the campaign and the costs. The COVID 19 pandemic affected strategies and purchaser psyche. Unexpected confounding variables, beyond anyone’s control, soon appeared. Due to government restrictions, the auction and the champagne evening were cancelled. Our pre-payment for the former was promptly refunded. Two early potential purchasers were concerned by either the prospect of falling real estate prices or loss of employment. Accordingly, Vern’s and Josh resorted to the hard slog of open houses and dialogue. A highly conditional offer, a tribute to Vern and Josh’s patience, persistence and their negotiating and IT skills, emerged at the peak [at the time of writing] of COVID 19 pandemic in Queensland. Settlement eventually materialised. We would describe Plum Property, Josh Dawson and Vern Gilbert as active, comprehensive, informed, professional and realistic.
