Buyer process not transparent
We had been watching the market for a long while and jumped on our dream house when it came up. We believed it was underpriced and went over asking. Luckily we secured the home and could not have been happier with this outcome. In terms of the buyer process Denise's methods are dated, stressful and not transparent. Denise seems to commonly employ a best offer first technique when there are multiple offers on a property. No option for further negotiation is possible and this is written into the O&A. This places you pretty much in a lottery with other buyers and is in contrast to other agents we have sold with who spend time negotiating with multiple buyers and driving the price up. One of them worked on the motto that he would never sell the house out from under you - if you were missing out on the purchase he calls to advise and let you have one last go at it or concede. Thats how I want to be treated when trying to purchase a home. Our last agent utilised an online non binding bidding app to assist with selling our home which was fantastic. We didn't put our best offer down on our home- we just offered what was fair market value and were lucky.

Denise was extremely personable and friendly and her expertise was second to none.
From the first meeting with Denise we had full confidence in her ability to provide the information we needed to sell our house from analysis of the market, estimation of sale value and recommendations for presentation of the property. We had our first open day on the Saturday and the house sold the following week for a price that we were very satisfied with. Denise was also always helpful regarding assistance with the details of proceeding to settlement. Altogether we have no hesitation in recommending Denise to anyone for the efficient, friendly and cost effective sale of their house.

Denise knows her job.
I was impressed with Denise’s ability to find a buyer for the property, making it well worth my while to use an agent instead of selling it myself. She has an excellent working knowledge of the pertinent rules and regulations which made the whole process easy. Well worth the cost.

Good agent
Very good , I sold my house with this agent during the first week it went on the market. Mostly because I spent hundreds of hours and a lot of money replacing things like ,new hot water system , new oven, rangehood ,garage door. Nice new taps and vanities in both bathrooms. I replaced the aircon ceiling vents so they looked like new. A new shower screen in the ensuite, and repainted any walls that needed it. I fixed any un-even paving. I had the house cleaned twice over. I fixed the entire retic system . My lawns were neat. I put new wood chip in all the garden beds. I even mowed down the street out the front to make my house look nice. I waited till Spring so my garden and lawns looked amazing. I spent a lot of time and money presenting the house as nice as it could possibly be. Adding a few new cushions and candles to Top it off. I listed my house As the market started to move in September 2020 I felt my house was slightly under valued by the professionals and I feel the reason for this is that Denise sells some really nice houses. But her plan to put it in a lower price bracket worked well and the house sold quickly. (Big thanks to me , all the bloody work that I did. ) I was probably too eager to move from this property. And it definatly could have made more money, however if you can prepare the house yourself and you need to move quickly, I would recommend Denise Wellstead and professional real estate. As it was right next to Tonking hwy. hours preparing the property myself.

Professional, supportive
Denise from beginning to followed through on what she said she would do and in the time she said. I was kept informed of what was happening. My unit sold more rapidly than I expected and the sale price was more than I expected.
