What's around 109 Brighton Street

Divine Character Home on 411sqm Right Opposite Petersham Park

Possessing refined details evoking period elegance, alongside solid construction and a dress-circle address opposite the park, it is no surprise that this beloved freestanding home has been tightly held for 27 years. A superb façade with a traditional bay window strikes a chord of c1900s beauty that resonates along the hallway and the spacious bedrooms that preserve high ornate ceilings and fireplaces. Equally impressive is the architectural extension showcasing an entertainers' kitchen with ILVE appliances, and an eye-catching alfresco area ready to cater to your special celebrations at home. The children can play in your garden or in the park across the road, which also offers the famous Pig & Pastry Cafe and the Fanny Durack Aquatic Centre. And while Petersham or Lewisham Stations are only 500m away, you also have the support of CBD bus and light rail services within 900m walk from home. • Three ornate fireplaces, the one in the living room is crafted from marble • Front bedroom with a park-view bay window that is ideal for a study desk • Lovely kitchen with timber island, gas cooktop, ILVE rangehood & oven • Skylit alfresco area offers vast space, built-in seating, storage & BBQ • Bathrooms with premium tapware, internal laundry with a second bathroom • Polished concrete floors in the bathroom and kitchen area with underfloor heating • Tranquil rear haven with substantial space for an extension or pool, subject to Council approval • Shared driveway with space to park a car, please refer to special condition 20 in the contract for the sale of land • Lush garden sanctuary that feels endless, with serene privacy and a garden shed • Petersham Public School catchment, approx. 500m to Fort Street (selective) • 500m walk to Petersham or Lewisham Stations for a 15 min city commute

Seller's review

Understood the market, and our home's place in it. Thoroughly professional and a real human.

Duncan helped my wife and I sell our home of 27 years. He gave us a realistic view of what it was worth and how long it would take us to achieve that value as a sale price. He then marketed this property very effectively, achieving a high number of attendances to the open homes, and follow-up inspections. He provided us with regular feedback on the level of interest and how we were faring compared with other houses in our surrounding market. When he found our prospective auction attendees, he assisted us again by offering advice and communicating our negotiation points clearly, resulting in contract wording acceptable to both parties. Prior to the auction he proactively adjusted the guide price reflecting the state of the market, and advised us on where to set our reserve. As it turned out he was remarkably accurate on both counts given the dynamic state of the inner west property market. Now that we have successfully sold the house we feel confident Duncan will continue to assist us during the closing / settlement stages and we feel well served throughout the whole process. I recommend Duncan's services as a real estate agent to anybody looking for a real human to help you through one of the biggest transactions you will make.
