A Position of Prestige!

AUCTION ON SITE SAT 30TH MAY 9AM (Unless Sold Prior) Perched proudly on a sprawling 911sqm elevated parcel with sought-after R60 zoning attached to it, this is the kind of opportunity that gets the imagination firing on all cylinders. With exciting development potential for the future and sweeping river and hill views already on show, the possibilities here are as big as the block itself. Adding even more appeal is the charming original 3 bedroom 2 bathroom brick-and-tile residence that currently graces the site - comfortable, character-filled and ready to either move straight into or rent out while you plan your next bold move. A little tender loving and care will go a long way in the interim, making it the perfect holding asset as you unlock the full potential of this premium address. Most of the home's timeless nostalgia and features remain intact, with a spacious sunroom/entry verandah offering up the best vantage point of all. Double doors reveal the main entrance foyer and its striking ceiling rose and chandelier, with a huge front living room playing host to picture rails/shelves, a split-system Daikin air-conditioner, built-in leadlight-door cupboard storage and splendid river glimpses to savour from within. Separate double doors lead into a large and carpeted formal dining room, reserved for those special occasions. Beyond it, the open-plan casual-meals and kitchen area features low-maintenance flooring, its own Daikin split-system unit, double sinks, heaps of built-in storage, an electric Braemar cooktop, a separate Chef oven/grill and a white double-drawer Fisher and Paykel dishwasher. It all flows out to a lovely northwest-facing rear entertaining courtyard, overlooking a tranquil backyard-lawn setting and a massive below-ground swimming pool that shimmers under the sun, every single day. Back inside, an expansive master retreat off the entry is the pick of the bedrooms with its split-system Daikin air-conditioner and a generous ensuite bathroom - corner shower, toilet, vanity, double-door storage cupboard and all. A spacious second bedroom boasts two sets of built-in double robes, whilst folding doors shut off the third bedroom - or an ideal study - with built-in double robes and an outlook to the backyard. Brilliant in its simplicity is a practical main family bathroom with a bathtub, showerhead, powder vanity and second toilet. A separate laundry at the back of the house has under-bench storage and also extends out to the yard. Mere metres away lie sprawling Melvista Park (home to the Nedlands Golf, Croquet, Tennis and Bridge Clubs), beautiful Matilda Bay, the University of Western Australia and lush esplanade parklands that overlook our picturesque Swan River. A host of top public and private schools can also be found nearby, as well as cafes, shopping and so much more. Stroll the Nedlands Yacht Club and modern Australian dining at Steve's Bar, whilst indulging in a very close proximity to Nedlands Primary School, the Dalkeith Village Shopping and Medical Centre, other exclusive sporting clubs, world-class shopping at Claremont Quarter, other trendy local and restaurants and coffee spots (including Little Way), Christ Church Grammar School, Scotch College, Methodist Ladies' College, hospitals (including Sir Charles Gairdner), bus stops and even our iconic Kings Park nature precinct. This is a chance to make your mark on rare earth in a leafy locale that truly is one of Nedlands' finest. It's the one you have been waiting for! Buyer's review

For buyer, just average, nothing spectacular

Being a buyer, I find I only deal the agent assistant, not super helpful, as she lacks experiences. An example is when the swimming pool is not compliance by the city of Nedlands, she would not rectify the situation, quoting buying in 'as is' condition, also when requesting final home inspection, they would not do week end inspection as the general condition of sales specify non business hours. Just not so flexible I feel after paying excessive amount of money
