This is a superb grazing property in the making. The photos are a mix of before and after. 32ha of the 62ha property has been under pines. The pines have been harvested and Forest Products Commission is still paying a lease as they are part way through the cleanup. There are also some areas that were not under pines and are ready to graze and 12.3ha of natural bush is pleasingly arranged across the property.
The shed is a very comfortable shed with single phase power, there's 3 phase power nearby and a bore. A fantastic weekender from which there is plenty of south and west coast country to explore.
The midwinter photos show the property as it is now, the summer photos were before the end of the pine lease. As you can see there's plenty of water in winter. The summer water table only drops a couple of metres, so there's plenty of damwater available even from a shallow dam. There are two soak dams on the property. Rainfall is a reliable 1,000 to 1100mm pa, mainly in June, July and August. Frosts are extremely rare.
Pine stumps can be removed, but they rot much faster than bluegum stumps so it's very practical to let nature take it's course. A good kick to a 5 year old pine stump often disintegrates the stump. Meanwhile your stock can graze between the stumps so you are on the recovery curve to good pasture.
