George nor Agency firm was able to deliver Estate agent commitments to Vendor
George ensured updates were constantly communicated and was instrumental in arranging all necessary pre-work was completed in preparation for house to be sold.
The resultant Buyer was extremely forceful in expectations, this was transparent to the vendor in more ways than it should. Our real estate agent being unable to manage the Buyers demands and as a result exposing unacceptable demands to the vendor.
Building inspection was completed with no structural defects identified, however a potential air conditioner leak was identified and raised to vendor as something that needed to be fixed (which the vendor had no responsibility for accepting).
Real Estate agent positioned with vendor (multiple phone calls, SMS and email) up until final day of finance approval deadline that the buyer required an email confirming the issue would be fixed by the vendor otherwise deposit would not be provided and finance approval at risk (which is completely unacceptable practice and is a pure breach of real estate agent's commitment to delivery with vendor's best interest).
“The agent must act in your best interests, including following your lawful instructions and engaging in good estate agency practice”
After consultation with a competitor real estate agent, a blunt call was made (within 2 hours of finance deadline) to the agent advising this email would not be provided, within 45 mins conveyancer confirmed finance had be approved.
Final result, a large amount of unwarranted stress/confusion placed on the vendor. It is understandable how the agent and firm is often referenced in a positive light, as there was no doubt value provided at stages throughout the service. Concern being these reviews coming from those who have not questioned and unknowingly put themselves in a unneeded situation.
