Leasing of our rental property

I would like to provide some feedback regarding the recent leasing process for our rental property. Firstly, I noticed that the property was advertised as having 3 bedrooms and 2 bathrooms, when it is actually a 4-bedroom, 2-bathroom home. This is a significant feature of the property, and I am concerned that the incorrect advertisement may have reduced interest from potential tenants. Secondly, the presentation of the property could have been better. The front yard still contained a large pile of old branches that had been cut previously, and I had to visit the property myself to remove them before it was presented properly. I believe this should have been identified and addressed before inspections commenced. Throughout the advertising period, I was repeatedly advised that there was insufficient interest in the property and was asked on several occasions to reduce the weekly rent. I agreed to reduce the rent once, from $780 per week to $750 per week, as a reasonable adjustment. However, I was continually encouraged to reduce it further, despite receiving several suitable applications. What I found particularly frustrating was that, although there were applicants who appeared to meet our requirements, I was repeatedly advised not to proceed with them. In the end, I had to contact the agent and advise that I was happy to accept one of the applications and ask that the lease be progressed. I felt that this decision should have been supported much earlier rather than requiring me to insist on proceeding. I felt that the focus was placed too heavily on reducing the rent rather than securing a suitable tenant from the applications already received. I hope this feedback is received in the constructive manner in which it is intended. I would appreciate greater attention to detail in future advertising, improved presentation of the property before inspections, and more practical leasing recommendations based on the quality of the applications received.

This was corrected promptly once identified. The bathroom count remained accurate throughout the campaign. In relation to the branches at the property, these were left by the local council following scheduled tree trimming works. This was not the tenant's responsibility to remove; we did advise of this before and during the vacate process Throughout the leasing campaign, our recommendations were based on both current market conditions and the quality of applications received. While we received several applications, our advice reflected our assessment of each applicant against risk criteria and our responsibility to help protect your investment. Our role is not simply to fill a vacancy, but to balance rental return, vacancy, and tenant quality to achieve the best long-term outcome. As always, the final decision on which applicant to accept rests with the property owner, and we acted promptly once we received your instructions. Any recommendation to adjust the asking rent was based on enquiry levels and market feedback at the time, with the objective of minimising vacancy while achieving the strongest possible rental outcome. We appreciate that landlords may have different views on these decisions. While we may not always agree on the best approach, our advice is always provided with the intention of protecting our clients' investments and achieving the strongest possible result.
