As relatively experienced buyers (4th house), we knew what we were looking for and Theresa acknowledged that and was there when required, was honest, up front and did what she said she'd do. It was a pretty quick sale, but I think that's down to the reasons above and there was no guile, pretence or hustle associated with it.
