I had a difficult tenant in a property that needed a lot of work. The tenant continually raised issues, however would then refuse to let the tradesmen enter the property to complete the works. Jess handled the situation with great maturity and patience and her communication to me was first rate at all times. The tenant finally gave notice and vacated the property. Jess organised multiple trades to complete the works in a short period of time over the Christmas break when it is notoriously difficult to find trades. She also found a new tenant in quick time during this time and at an increased rent. I have been impressed and have confidence with Jess, that I transferred a second property to Reliance Sunbury. This property had been untenanted for over 6 months. They were able to find a new tenant within 3 weeks when the previous property manager had no one turn up to open days. On both occasions, their process to find new tenants has been first rate. I would highly recommend Reliance Sunbury to handle your rental property requirements. They communicate well, they are able to find good quality tenants and they have a good network of reliable trades.

Reliance assisted with finding new tenants in my partners rental property (I managed the process). Really struggled in the beginning. A Caroline Springs property in a great location with three bedrooms, two bathrooms and had no bites for suitable tenants for over one month. Attended open house inspections. 1st Inspection: Reliance contact first time had no screen door key therefore could not get in. 2nd Inspection: They had no access to open the roller shutters (house was extremely dark, no access to backyard and extremely uninviting) whilst also running out of application forms when there were very few people around. Property Inspection for damage: house has no electricity, therefore arrived and was made to inspect in the dark. After finding issues with the state of the house, was told we could not take it to VCAT as no images were left before old tenants moved in. After expressing my concerns with our point of contact, she did help to settle my nerves and successfully found suitable tenants who were happy to move in, despite the state of the house. Our agent was a great communicator, always responding on time and kept us posted with how everything was going along the way. She always answered any queries I had promptly and was really down to earth to chat with. Just a shame it feels as though she is not armed with enough resources from Reliance to make things move smoother.
