▶I purchased an investment property and requested two additional conditions after my offer was accepted: exclusive use of marketing photos and pre-settlement access for viewings. I was advised that these could be agreed upon via email and didn’t need to be included in the contract of sale. I accepted that advice in good faith. After settlement, I was informed that these conditions were contingent on using the agency to manage the rental—something that was not mentioned in the email or any prior communication. This experience taught me a valuable lesson: always ensure that any extra conditions are clearly documented in the contract of sale, regardless of verbal or written assurances outside of it. It can save you significant stress and confusion down the line.
