The difference between a good agent and an outstanding agent is 1% ..... No, not in price but in effort !! Before we chose Ryan we 'Agent Shopped'. We attended opens and positioned ourselves as if we were potential buyers. We watched and waited for the approach - 1%, the engagement - 1%, the listening - 1%, the questions -1% (identify what you want/need/looking for & why), the problem solve - 1% (or as I like to call it the 'Problem Sell' .... you see, if you don't like something see and you verbalise that to the agent, it means you're interested in the property else you wouldn't bother to mention it at all. The agent should pick up on this and recognise here is an opportunity to make a sale). Then there is the referral to another property that may also meet your needs - 1%, and of course the follow up after the open - 1%. So you see its not just 1%, but an accumulation of 1 %'rs. This is the agent that will achieve for you a sale above your asking price ! This is the agent that will achieve for you an acceptable sale in a tough market ! Ryan sold 1 property for us $23k above our asking price, and helped us to prepare another for sale in a very tough market, also achieving a very acceptable sale price. When you get all of this in one agent you will be happy to pay just that little bit extra than the other agent down the road, and for us, RYAN SMITH is that agent !!

Ryan took the stress out of selling our house. Ryan liaised with all the parties involved (buyer, conveyancer, building inspectors, etc) while consulting us all the way. Making us feel special and stress free (we didn't really have to do a thing!). Ryan sold our house for "top" price he got us a price we thought we would never get.
