This will be a deatiled review about the process & result. - I interviewed 3 agents to sell my glenroy appt. The 1st one took 15secs to cut his commission to rock bottom, I thought if a person doesn't put a value on themselves, how are they going to effectively negotiate for my unit? His valuation was way below market expectation unsurprisingly (280k). 2nd agent valued it way over the market & spent all his time on saying how good he was at the job. Two common ways agents work. Then I interviewed Sunny, his valuation was realistic. He gave me a range between 300-320 & the appt was sold for 310! Absolutely spot on centre. Sunny was a thorough professional & asked the right questions such as what strategies can maximise selling price, should we sell with/without tenants, what advertising would be adequate, what profiles would the prospective buyer be, whether or not it was worth to have hire furniture with tenants, how the process works & what his role will be. Sunny managed the tenants on our behalf for the entire duration (being an investor himself, his patience was invaluable), he gave tips on dressing it up at a budget, organised photographer & listing, carried out 2 inspections per week & within 3 days of advertising, our unit was sold well above our expectations (we didn't realise the market had moved so much 12 months). He is an extremely good negotiator & deserves every $ he earns through it. I would highly recommend him to anyone looking to sell in glenroy oak park & other northern suburbs. He was an absolute gem of a person to work with & went over & beyond his role helping the buyer with loan & helping us both during the conveyance-settlement process. I'm a sales person myself & am cynical of buying from others, what set Sunny apart from other agents I met was his honest appraisal & genuineness!
