What makes a good agent ?

If your house sells for c.$250,000 less than you were initially led to expect who or what is to blame ? Was it the house itself , the wrong time of the year? the campaign, the agent or the market itself. If ,as many people say, it is the market that determines the price, then can all agents be said to be the same and are they indeed redundant ? More specifically , to this agent in question, although the house SOLD , David would be advised to do a refresher course with the REINSW.in communication .
