This is a challenging review to write as I want to give a fair and accurate review of my dealings with Aaron Bird, McGrath's St George and the McGrath's name. I ranked Aaron's Market Knowledge, credibility and negotiations in the low band. Unfortunately this reflects poorly on an otherwise likeable and helpful young man who I judge is doing his best within the constraints placed upon him by his obligations to the McGrath's name. Aaron probably has good market knowledge but this was not evident in the price quoted to me for the property, hence on credibility and negotiation skills I have ranked him low. I am disillusioned with the McGrath brand. I have dealt with to 2 different McGrath agencies whilst looking for a property. On both occasions I have felt that the price bracket quoted by the agencies has been below the true value of the property. This has been proved correct by the price realised at auction for the properties. In one case (not the property I purchased) the property sold for over $100k more than the top figure quoted by the agency. I am not experienced in valuing properties but even I could see on first visit that the property's would realise more than was being quoted to me and others by McGrath's. I am told under quoting the price is suppose to be illegal but most of all it frustrates and puts buyers to unnecessary expenses. It also results in prices being hiked up and some parties going in over their financial limits. Fortunately I had worked out before the auction what I was prepared to pay for the property I purchased through Aaron so I have not been financially stressed. The underbidder who was being encouraged to bid further in the $100's to secure the property by the auctioneer was obviously in over his limit. Not a good experience but I did like Aaron and wish him well.
