Our sale was not straight forward as there were issues with the council and neighbours. However Adam steered us through the issues and the sale process with skill and professionalism. Our journey with Adam, co-agent Mark Skeens and Team began in October 2018 when we expressed an interest in downsizing from our 4-bedroom home to an apartment. We were told of owners who were looking to up-size; Adam's team arranged an off-market inspection of their apartment and it was enough for us to "pull the trigger" and prepare, then place our home on the market so we might be "cashed up" should the apartment officially be listed for sale. The sales campaign of our home was well-communicated and implemented. We were introduced to a stylist who worked with our existing pieces of furniture, rather than being up-sold into an expensive total restyle of our dwelling. Adam's post-inspection briefs, meetings and communication were detailed and easy to follow. We were never in doubt as to who our potential buyers might be. Fast forward and we sold for a price that although not what we had originally anticipated, was given Adam's fair assessment, a true reflection of the market in early 2019. We were encouraged to 'meet the market' in order to secure the sale and leave ourselves in the best position to pursue our 'dream'. So we did. Further, Adam's commission arrangement, where we were given the option to select the percentage rate (within a scale) was something that instilled great confidence in his service package. Shortly after we sold the apartment we had our eye on went on the market. We joined the queue of potential buyers and were never in doubt about the price guide or expectations of the vendors. This helped us work out our budget and motivated us to pursue as far as we could. Fortuitously we secured the apartment - so no need to say how happy we are with the overall result of around 6 months of emotional investment. We would happily recommend Adam, Mark and Team to anyone looking for clarity and professionalism.
Adam has a unique style when it comes to approaching the house selling process. He offers prospective buyers a new electric bike and lures in auction punters with his coffee cart! He really does take the time to understand his clients needs, from both sides and builds very effective working relationships with both buyers and sellers. He also conducts an open book negotiation approach which whilst it ensures absolute transparency in any 'dutch auction' process, personally I am not 100% convinced that this approach takes the direction of the value in higher enough increments for the seller. One of the main contributing factors to our lower sale price than expected or indeed predicted by Stone was the fact the market fell. Whilst this issue is out of everyone's control, I did feel that I had to push the agency to make sure they were chasing down every lead with prospective buyers. Being honest, this is probably typical of most estate agents of late, who have enjoyed long term vibrant market conditions where the sales came relatively easy. Overall a good experience with a positive outcome.
