This is not the first house that you have sold for us over the years. But Mr Merlo, this might have been one of the hardest deals to ever get over the line! At times it was little testy, at times there was a tidgy bit of angst, to deal with, but there was always........ that Merlo tenacity and skill that came to the surface...... When needed........... " how can I hold this deal together and make it work for both parties." Well....... with your charm patience and skill .... we all got there....in the end ........ Woo Hoo! The dust is settling now, and seriously, we thank you and want you to know that your very professional skills are always noted and appreciated. Anthony was the agent for the seller of the property and as we all know agents are performing their job on behalf of the interested party who is going to pay the agent their commission. At the start of the selling campaign I clearly outlined the terms I was happy to buy the property. I understood my terms may not suit the buyer, and I was comfortable to walk away if my terms were not met. After a couple of weeks Anthony came back to me saying the vendors were interested to negotiate. Anthony did an excellent job of creating a platform that both parties were comfortable with. There were quite a few scenarios that were needed to overcome, and we got there. As a buyer I felt Anthony listened to my needs and communicated them clearly to the vendors. Anthony’s experience in real estate negotiations really shone through having had a long history in the game. Anthony did illustrate the tools of good negotiation is finding common ground for both parties, which he did with an open and friendly manner.
Originally we were considering the sale of our house via EOI but Anthony through his understanding of the market guided us down the path of auctioning our home. With the market flat due to inflationary and interest rate pressures our concern was the market wouldn't meet our reserve. But with Anthony's guidance and knowledge in reading the market - provided us peace of mind in backing Anthony's decision. Throughout the short campaign Anthony excelled in communicating with both my wife and I and gave us regular updates on inspections, he even pressure cleaned our front fence on a Sunday which showed a level of care which in today's enviroment is rare. These little touches all make a difference on auction day. On auction day Anthony engaged the audience and registered bidders which provided a sense of confidence that our home would be sold. With the bidding slowing - Anthony through his experienced drew out the bidders and we were blown away with the sale price meeting and exceeding our expectations. I only have praise for Anthony and highly recommend anyone considering selling their home to utilise his services.
