I disagree with comparing your house to one that is sold by the agent therefore you are pidgeon-holed into a valuation for a house that is nothing like the one you are selling. i was also surprised at the initial meeting everything was described as great about my house, after I signed up and a price guide below my expectations was suggested , which I disagreed with, then I was told all of the bad things about my house. Its a sales game at the end of the day in which there were a lot of buyers who were were believing that they could buy my house for a price guide stated by the agent which was much less than I was prepared to accept.
