This is the third investment home that Belinda has sold for me. She persevered to eventually find the right buyer who placed value on the homes location, higher specifications and further potential. She went over and above - even after the sale - and it was appreciated.
I had initially been planning on using Purple Bricks, as the fixed commission rates are lower. I met with the PB agent first, then met with Belinda. I was very quickly motivated to use a 'traditional agent' and to work with Belinda. I explained to Belinda that I had no actual need to move (not work or schools related, just looking for a change), and so that I may not ultimately even go ahead with the sale, if I couldn't get the price I needed to afford the move. This didn't seem to be a problem. I was actually away for work when the photos were taken, but Belinda managed the whole thing in my absence, and did a fantastic job. The listing looked great, with the premium ad included in the fees. We had an Open Home each weekend, and altered the times a few times to try to catch different demographics (after Sat sports etc). This was always well communicated. Belinda always followed up with me on who had been at the open home, and what their interest was. She followed up well on those that were keen. Unfortunately we have motorway noise, and while it doesn't bother us, there is just no convincing people that it isn't an issue! At no point was I ever pressured, or even suggested to, that I should accept a lower price. Lowball offers were dismissed. When we had an engaged prospect after a month, his initial offer was a lot lower than I was willing to take, and she never even hinted that I should take it (to just complete the sale and get the commission). She allowed me to take my time, and set my negotiation point. Even knowing that I was at the point of taking it off the market completely. She was always calm and confident, and that helped with decision making on my side. We did come to an agreement with that buyer, and was within the price range expectations set at our initial meeting. This has now settled, and we have moved to our new place. I couldn't have been happier with the whole process, and highly recommend Belinda and Doleman Property Group.
