We were looking around at home opens in the area when at one of Ben’s opens he noticed we were very disappointed with the house he was showing. Instead of ignoring us as most other agents do at home opens he mentioned a house he had just listed which might be more our style. It was and Ben managed to arrange a viewing that same day, no small feat on a Sunday evening prior to a public holiday. As a buyer, I felt supported, comfortable and safe with Ben's knowledge and understanding of the entire buying-selling process from viewing, the writing of the contract, and inspections. There were minor problems. such as I had asked to arrange to view the property on the Provincial website. This was not conveyed to Ben as I dropped in to his office the next day to check. This seemed to be out of their control as Provincial immediately tested the website response and it was found to be working. The termite inspection time was not confirmed so the representative had to ring the office to be let in to the house on the date of inspection. After the structural inspection notice was served, I would have benefitted from an immediate reminder (i.e. day one of the three business days after the serving of the Structural Defects Notice) to give the seller five days to remedy the defects as there were some minor electrical, fencing and flooring defects that I would have liked to have been tended to in that period. However, they were raised at the final inspection, which was three days before settlement. I did not pursue the matters, which would have held up settlement. Other than the above minor issues, Ben and his Provincial team were efficient, professional and flexible. To remedy the website problem, Ben included me in a viewing of the property that he had already scheduled with another client. Ben was also very accommodating and patient when it came to negotiating the purchase price with the sellers. Other timely reminders were given by Ben and his team, such as setting up the final inspection date and time. The seller was very informative at the final inspection, leaving behind manuals and handwritten instructions as well as demonstrating all main appliance and equipment operations. The whole process was fluent, transparent and pleasant. A gift basket from Ben was a lovely final gesture. I would recommend Ben and his Provincial team at any time! Thank you, Ben!
