Over 30 years in investment properties I have formed an opinion of realestate agents which is far from flattering. Ben O Brien is truly an exception to this. Out of the hundreds of agents I have dealt with he is the only one I would have no hesitation going back to.
I first started dealing with Ben he introduced us to a block of six units in Surfers Paradise. Before signing a contract I asked for a wealth of information and nothing was too much trouble. We reached a deal and signed a contract at $860k. Hours from settlement through circumstances beyond his control the sale fell through.
Now here comes the point of difference. A few months later the banks moved in and auctioned the property through a different agency. Ben called us to make sure we were aware of the auction we purchased it for$770k ($90k less) at auction. Ben was at the auction and while he missed out on the sale he expressed his satisfaction that both the seller and I had finally achieved our goals.
When we decided to sell, Ben met us on site a number of times to discuss improvements required to maximise our sales. He respected my wishes not to market the property until I had completed the work required. Even when I had 2 other agents approach me with buyers and had 3 signed contracts from these outside agents (which all fell complete) he respected my wishes. When a fourth contract of $1050K came through from an outside agent I didn’t sign it, I gave Ben a call within 4 days we had 4 contract offers and signed on $1,110K which was reported on papers across the nation as the GoldCoasts record percentage profit since the GFC.
Ben had us happily signed up for $90K more than the other agents at purchase time and got us $60K more than was offered in four days at sale time. More than that he didn’t hassle us, he didn’t make stuff up and he always delivered any information requested.
