Ben Ward - Agent second to none..
I first met Ben Ward when we decided to sell a unit/vila we had owned @ Bomaderry/Nowra for 13 years. As the sale of the vila was part of an estate settlement I had to interview and gain appraisals from 4+ agents within the Nowra area to satisfy the other beneficiaries of the estate.
I was very up to date with area vila sales, the market movements, the $$ sell price we would like to achieve and the type of customer that I would need to achieve top dollar. The group of agents I had chosen to interview varied massively - in particular with respect to sale $. (+$30k) Ben at the top of the $$ tree and confident that he could sell our unit for the top $$ that he suggested. I was immediately impressed.
He came to our first meeting prepared with market & agent sales data, was warm, knowledgeable on the area and the recent sales trends, was open to our wants with respect to price and time listed, and was prepared to negotiate fees & commission rates.
Secondly, his attention to detail with respect to the photographs taken and posted, the content of our sale advertisement and the timing of our open houses we would rate as second to none - having bought and sold a number of properties and being able to compare Ben personally to other agents.
Ben also however went a step further to promote our sale.
Not just relying on the printed advertising and open houses, he initially trolled thru his data base to connect with potential buyers that he had previously had dealings with. This 'step further' made our sale the top price, effective sale that it was.
Our property sold prior to the first open house - within approx. 12 hours of being listed.
I am not a huge fan of the whole 'buying/selling' property process and have experienced many negatives with Agents/real estate firms, however with Ben I cannot speak highly enough of his skill, persona, fellow staff and commitment to us as the seller.
