I first met Brian after receiving a flyer in the mailbox outlining recent property sales in my neighbourhood. At the time I was contemplating selling my house in two or three years as part of my planned retirement to the Sunshine Coast. About a week earlier I had been advised by another agent that my house would sell in a week as is, for a figure of $400,000 plus. This surprised me given I thought it was only worth around 380 to 390 at the time. However, the prices displayed on the flyer indicated a figure of 450 and over might be achievable. These figures had me thinking a much earlier retirement might be possible. Hence I called Brian, who after assessing the property, advised he was confident of selling off the market for the above figure. Now I was thinking a much earlier retirement might be possible. To this end, I advised Brian I was in no hurry to sell, however if he could find a buyer for 460 I would. Brian advised this was achievable and why, ahead of arranging a few off-the-market inspections for several prospective buyers. This resulted in a written offer close enough to 460, a figure which I advised Brian I would be happy to sell at. However, based upon the good response the off-market inspections produced, Brian advised a higher offer would be possible through an open house. This went ahead asking for offers over 449. It produced four more offers over the 460 we already had, and ultimately resulted in selling the house for the grand total of $467,500. A figure well in advance of the 390 I considered it was worth just 4 weeks earlier. I believe this outcome would not have been possible without Brian's expertise. What impressed me most about Brian was his market knowledge, his ability to provide clear explanations of what sells a property and the how and why of going about it.
