We approached Bruce for a chat prior to putting our property on the market for an opinion and appraisal. From the outset he earned our trust with his honest and fact founded responses to our questions. We put our property on the market with Harcourts (Bruce Liu), we agreed on a marketing campaign. Given the difficult times with the lockdown and other restrictions, Bruce communicated the availability with prospective purchasers on his database. once the opportunity arose and inspections were possible, there was a steady stream of inspections (as promised) and a report was provided with regards to the type of purchaser, interest or otherwise and price range interested at. We did sell just prior to auction date. We are happy. the purchasers are happy and above all the person that made it all possible (Bruce) was also happy. I have no hesitation to recommend and or use the services of Bruce in the uture at all.

Since we had a tenant in the property he really went out of his way to accomodate the tenants' needs when arranging for private viewing appointments. The price attained through the on-line auction was within his estimated range of the value of the property - an outcome were were pleased with. The on-line auction was professionally arranged and conducted with respect for all bidders given the limitations of technology.

Our experience with Bruce has been great since the first meeting and throughout the sale process. He came well prepared with information on real estate within our area and addressed our questions. More importantly, it was his positive attitude that left a deep impression on us. We knew the market was challenging under the uncertainties of the pandemic and the stage 3 lockdown. Instead of hearing a spiel on the doom and gloom of the market –which we appreciate as we have done our research prior to the meeting–, he clearly outlined his strategy and emphasizing he would look into every avenue to enable an optimal outcome for us. Since the first meeting, we have had first-hand knowledge on his efficiency, prompt actions, effective communication, honesty, and generosity with his time. He provided us with good advice and good recommendations that helped us preparing the property with the least of worries – we did reciprocate by ensuring we did our parts so he could do his. He provided regular updates, often after meeting with potential buyers in the evening. What I thought to be even more outstanding was that he care for the potential buyers as well. He wanted to make sure they are comfortable and have a good understanding of buying a property (several of the interested buyers were first home buyers). Within 10 days after we advertise, he/we already received dozens of offers. A few of the offers were very competitive and within our expectation. We discussed the offers and the market outlook. There was no pressure from him to choose one over the other. He left the decision to us whether to keep the house on the market and go to auction, or close the deal. We chose to accept one of the offers and was very happy. Folks, whether you are a buyer or a vendor, you want someone trustworthy with good integrity and honesty. Our first experience in selling a property had been truly outstanding thanks to Bruce. I hope yours, whether buying or selling, will be as good.

There were some communication misunderstandings with myself and Bruce initially which made certain circumstances confusing and stressful.
