Maybe a good agent for sellers but not for buyers
I recently bought a place through Christine. I would like to alert other buyers by sharing my negative experiences with her. To be precise, as the first home buyer who had no prior experiences dealing with the agent.
1. While negotiating the price, she misled me with stamp duty by sending a brochure that contains incorrect information. She stated the stamp duty for the first home buyer is maxed at $10,600. This is incorrect.
2. She tried to undermine the building and pest inspection report on multiple occasions. For one particular example, the building inspector wrote that the aircon in the master bedroom is very loud. Christine stated, quoted “your building inspector did not do a thorough job, the noise was coming from medical equipment in the same room.”; While I did not agree with her as I was in the room with the inspector, I did not argue with Christine. I was not going to make aircons into an issue as I understood of sellers personal circumstances. The building inspector, which she recommended, was very accurate and both aircons in the property did not work. (Once again, I was aware of issues but agreed to buy)
3. As an anxious first-home buyer, I listened to my solicitor’s advice. It is pointed by many people that the agent works for the sellers and your solicitor is the only party who has buyer’s best interest.
While arranging a pre-settlement inspection, there seemed to be an argument between my solicitor and Christine as the sellers would only vacate the property right before the settlement time. After she had a chat with my solicitor (which I was not aware of), she rang me to yell. She
1. accused me of instructing my solicitor to be difficult and made legal threats;
2. questioned solicitor’s competencies;
3. screamed “I am so over with you and your solicitor”
I told her I don’t appreciate being yelled at and asked her to calm down. She later apologised over a text but at this point, I was a very unhappy buyer.
